Hiring a Handyman in Dubai: Permits, Buildings and Timing

Dubai adds a layer most cities do not: the building itself. A pro can be perfectly qualified and still be turned away at reception because a form was not filed. Knowing what your tower expects turns a two-day back-and-forth into a same-day fix.

Your building probably needs to approve the work

Most managed towers require a work permit or an NOC from the management office before a contractor is allowed up, and many restrict working hours or ban noisy work at weekends. This is arranged by the resident, not by the pro, and it is the single most common reason a booking slips.

Ask the management office two questions when you book: what they need from the contractor, and which hours are allowed. Some ask for a trade licence copy and an insurance certificate; some only want a name and a time.

Know which jobs go past the handyman line

Changing a mixer, resealing a shower, assembling a wardrobe, fixing a door that will not close — ordinary handyman work. Anything touching the building's electrical supply, gas, or structure is not, and in Dubai those carry authority approvals as well as trade competence. If the job means opening the distribution board or cutting into a riser, you want a licensed contractor and a building that knows it is happening.

The person working in your home should have the right to do it

Working in the UAE for pay requires the appropriate status — a residency visa covering the trade, a freelance permit, or a trade licence. This protects you as much as them: an uninsured, unlicensed worker in your apartment is your problem if something goes wrong.

Book around the move-out calendar, not against it

Tenancies in this city turn over constantly, and the same week that a landlord wants a snag list closed is the week every good pro is booked. If your work is not urgent, avoid the end of the month. If it is a handover, book earlier than feels necessary — a same-day slot exists, but it is not the cheap one.

Summer changes what breaks

From May onwards the calls change shape: air-conditioning drainage, condensation damage to ceilings and walls, water heaters, and the seals that dried out over the winter. Booking a check before the heat arrives costs less than an emergency in August, when everyone in the city needs the same person.

The pattern is worth planning around if you own rather than rent. A pre-summer visit that clears drain lines, checks seals around windows and balconies, and replaces the perished flexible hoses under sinks is an hour of work that prevents the three most common emergency call-outs of the season.

Agree the scope in writing, especially in a rented apartment

Tenancies here move fast, and so do misunderstandings about who authorised what. Before a pro starts, have it written down — a message in the chat is enough — what is being fixed, whether parts are included, and who is paying. If the landlord or the agency is covering the work, say so in the request rather than sorting it out afterwards.

It matters most on handover jobs. A snag list closed without a record is a snag list that gets argued about at the deposit stage, and photographs of the finished work take ten seconds to take.

Does my landlord or I pay for repairs?

It depends on the tenancy contract and on what broke. Wear and tear on the building — plumbing, air conditioning, fixed fittings — is usually the landlord's; damage and anything you installed is usually yours. Check the contract before you book.

Can a handyman work on my AC?

Cleaning filters, clearing a blocked drain line and fixing the damage a leak caused are ordinary work. Anything involving refrigerant or the building's central system needs the appropriate contractor.

How quickly can someone come?

That depends on how many pros cover your area and whether your building needs a permit first. Getting the permit question answered early is usually what decides the timing.
