Ask about insurance, and what happens if something breaks

Ask the landlord, HOA, condo board or property manager what documents are required for this job. A building may ask for proof of liability insurance, a certificate of insurance naming specific parties, permits, contractor registration or approved work hours. Get the requirements before agreeing to a visit.

Ask the person or business you are considering for the required documents and check that the name, policy or certificate holder, proposed work and dates match. A profile listing alone does not confirm current insurance or building approval.

Write down what "done" means

Most disputes about home repairs are not about money. They are about scope — one person meant "make the tap stop dripping" and the other heard "replace the tap". A written scope, even three lines in a chat, settles it in advance: what is being fixed, what materials are included, whether the old parts and packaging are taken away.
