AC maintenance in Dubai
Almost every complaint about air conditioning in Dubai is one of three things: it is not cold, it smells, or there is a brown stain spreading across the ceiling below it. All three usually come from the same neglected parts, and none of them needs a new unit.

First work out which kind of cooling you have
Dubai cools its homes two different ways, and which one you have decides what a technician can even do for you. In a district cooling building — Empower and Emicool are the names you will see on the bill — chilled water is made in a plant outside and piped in. There is no condenser of yours on a balcony, and nothing outside your flat is yours to service.
What you do have is a fan coil unit above the ceiling, with a filter and a condensate drain. That drain is the single most common cause of a stained ceiling in this city: it blocks, the tray overflows, and the water finds the plasterboard. It is a twenty-minute job to clear and an expensive one to ignore.
The other kind is individual split or ducted units — an indoor unit and an outdoor condenser that belongs to your flat. Here there is a full service to buy: filters, the indoor coil, the blower, the drain, and the condenser outside, which in this climate collects dust the way nothing in a temperate country does.
One thing worth knowing before you read a listing: "chiller-free" does not mean there is no chiller. It means the chiller charges are included in the rent rather than billed to you. It is a statement about the bill, not about the equipment.
When to book it
Twice a year is the interval providers recommend, and the timing matters more than the count: once before summer, in March or April, and once after it, in October or November. The pre-summer service is the one that prevents a failure in August, which is both the worst time to lose cooling and the hardest time to get a technician quickly.
If you are only going to do one, do the one in spring. And if you have just moved in, do it regardless of the calendar — you have no idea when the last one was, and the filter will tell you within a minute of coming out.
Landlord or tenant?
Dubai tenancy law puts maintenance on the landlord during the term of the lease unless the contract says otherwise. A great many contracts do say otherwise — the common form makes the tenant responsible for repairs up to a fixed amount per incident, with anything above it going back to the owner.
So read your tenancy contract before you pay for anything beyond a routine service, and get the landlord or the agent to agree in writing before a big job. Routine servicing is usually accepted as the tenant’s, a failed compressor is very much not, and the argument about which one this is goes better before the invoice exists than after.
Getting the technician into the building
Most Dubai towers want an NOC or a work permit for a contractor before anyone is allowed upstairs, and some want it a day in advance. If the job involves the balcony or anything on the outside of the building, expect the requirement to be stricter rather than looser.
Ask your building management what they need at the point you book, not on the morning. A technician turned away at the barrier is still a call-out you pay for.
What a proper service includes
- Filters removed, washed and dried — not brushed off and pushed back in
- Indoor coil cleaned, which is what actually restores cooling on a unit that has stopped feeling cold
- Condensate drain flushed and the tray checked — the ceiling-stain job
- Blower wheel cleaned, which is where the smell usually lives
- Outdoor condenser cleaned, on split systems: coil, fan, and the debris underneath it
- Gas pressure checked and reported to you as a number, not as "it is fine"
- Electrical connections and the isolator checked, especially on anything outdoors
Questions people ask
My AC runs constantly but the flat never gets cold. Is it out of gas?
Sometimes, but a dirty coil and a clogged filter produce exactly the same symptom and cost a fraction to fix. A technician should clean and measure before selling you gas — and if a unit genuinely needs regassing every year, it has a leak, and topping it up annually is paying repeatedly to avoid one repair.
There is a brown stain on my ceiling under the AC. What is it?
Almost always a blocked condensate drain. The unit pulls water out of the air, the drain cannot take it away, the tray overflows into the ceiling. Get it cleared quickly — the drain is cheap, the plasterboard and the paint are not, and in a rented flat this is the kind of damage that comes up at handover.
What is an AC annual maintenance contract, and is it worth it?
It is a subscription for scheduled visits, usually two a year, often with call-outs included. It is worth it when you have several units and no intention of remembering to book them, and worth less when you have one unit and a calendar reminder. The building is on district cooling. Do I need anything serviced at all?
Yes — the fan coil unit in your ceiling and its filter and drain are still yours to look after, and they are the parts that cause smells and ceiling stains. What you do not have is a condenser, so the service is smaller and should be priced accordingly.
