How much does a plumber cost in Chicago?

Basements change the arithmetic. A leak in a two-flat is reachable in a way one in a slab-built house is not, so Chicago diagnostics are usually cheaper — and the century-old stock means what you find down there is regularly older than the quote assumed.

Plumbing is priced in three layers and confusing them is how people end up feeling overcharged: a service call fee to get someone to the door, an hourly rate that depends on which licence they hold, and — for common jobs like drain cleaning — a flat price that ignores both.

What a plumber charges in Chicago

Plumber rates advertised in Chicago, in US dollars
Job USD
Service call or trip fee Often credited against the work if you proceed. Emergency dispatch is quoted separately and starts higher. 50–200
Journeyman plumber, hourly The band most residential work is billed at. 60–130
Master plumber, hourly A different licence, not a longer hour. 80–200
Drain cleaning, flat rate The top of the range is a machine and an access problem rather than a plunger. 95–500
Typical repair, national average Two industry averages, from different trackers. An average is not a quote — the band above each line is more use than this number. 280–339
Emergency or after hours Or 1.5–3× the standard rate. This is the single largest multiplier in home services — if it can wait until morning, let it. 150–300/hr

What moves the price in Chicago

Around the national middle rather than at the top: closer to the $75-an-hour average than to the coastal $125. Winter is the variable nobody quotes for — an exterior job in February is a different job.

Condo associations behave like New York co-ops — insurance certificates, elevator reservations, restricted hours. Two- and three-flats behave like houses. Establish which one you live in before booking, because the two have completely different lead times.

When the job needs a licensed contractor

Chicago BACP — Chicago Department of Business Affairs and Consumer Protection. Illinois issues no state handyman or general contractor licence, so the rule is municipal. Chicago licenses general contractors in value-based classes — the class is chosen by the largest project the contractor expects to take — and it is a business licence with financial and insurance requirements rather than a trade examination. Electrical and plumbing remain separately licensed trades.

Check the current rule at the source — thresholds change, and this is not legal advice.

Homes and access in Chicago

Two- and three-flats, brick bungalows, and high-rise condos along the lake. Basements are ordinary and so is the plumbing that goes with them, and a hundred-year-old building stock means a large share of jobs turn out to be older than they looked.

Questions people ask

Is a service call fee normal, and can I avoid it?

Entirely normal — it pays for getting someone to your door and telling you what is wrong, which has a cost whether or not you hire them. You can often avoid paying it twice by asking, at the point of booking, whether it is credited against the work. Many will say yes.

Can a handyman do plumbing work?

For a fixture — a faucet, a supply line, a P-trap, a shower head — usually yes, and that is ordinary maintenance in most jurisdictions. Anything that alters the pipework, touches the water heater's connections, or requires a permit is licensed plumbing work in effectively every state, including the ones with no handyman licence at all. Texas is the clear example: no state handyman licence exists, and plumbing is still state-licensed with no dollar threshold.

Is it an emergency?

It is an emergency if water is running and you cannot stop it, if it is reaching a neighbour, or if it is anywhere near electrical service. Everything else — a slow drain, a dripping faucet, a running toilet — is a morning job, and treating it as one saves you the 1.5–3× multiplier.

Why is one quote double another for the same problem?

Usually because they are quoting different jobs. A blockage can be a trap or it can be a line, and those are not the same work. Ask each of them what they believe the cause is and what happens if they are wrong — the answers will separate the quotes better than the prices do.
