How much does AC servicing and repair cost in Dubai?
Dubai is where air conditioning runs hardest and longest, and where most of it is not yours to begin with: tower flats are usually served by a shared chilled-water system through a fan coil unit, so the thing in your ceiling is a terminal rather than a machine, and the building has to approve work on it before anybody starts.
Air conditioning is the most common thing to go wrong in a UAE home and the hardest to price before somebody looks, because the same symptom — it runs but does not cool — covers a dirty filter, a slow leak and a failed compressor, and those are three different bills. The useful thing to understand before calling is which of the three you are probably buying.

What moves the price in Dubai
Dubai is the reference market: nearly every published price list in the UAE is a Dubai list, which is why the ranges below are quoted the way they are. Marina, Downtown and JLT sit at the top of them — parking and lift access cost the pro time before the work starts.
Towers are the complication. Building management usually wants an NOC or a work permit for the contractor before anyone is let upstairs, some require it a day ahead, and a few hold a refundable deposit against damage to the lifts. Ask your building what it needs when you agree the job, not when the pro is at the barrier.
Who has to approve the work
DEWA — Dubai Electricity and Water Authority. Anything that touches the incoming supply — the distribution board, a new circuit, meter-side work — has to be done by a DEWA-registered contractor. Replacing a socket, a switch or a light fitting on an existing circuit does not, and that is where most handyman electrical work sits.
Homes and access in Dubai
Most of Dubai rents rather than owns, and most of it lives in towers held by management companies. Tenancies turn over on an annual cycle, so the same snag list — a dripping mixer, a socket that stopped working, a wardrobe to rebuild — arrives in waves every summer.
Questions people ask
It runs but it is not cooling. What is it likely to be?
In order of how often it turns out to be each: a filter or coil thick enough with dust to block the airflow, a refrigerant leak, then something electrical, then the compressor. That order matters because the cheapest cause is also the most common one, and a technician who reaches for the compressor first has skipped two steps you can ask him about.
Someone quoted me a gas refill over the phone. Is that reasonable?
Refrigerant does not get used up — a system that is low has a leak. A refill without finding it is a temporary fix sold as a repair, and you will be paying for it again within months. Ask whether a leak test is included and what happens if the gas is gone again in six weeks.
Does my landlord pay for this?
It depends entirely on your tenancy contract, and you should read the clause rather than take anybody's word for it — including ours. What is worth knowing is that routine servicing and a failed major component are usually treated differently, so the answer can be no for one and yes for the other in the same contract.
The building says the contractor needs approval. Is that normal?
Yes, and it is the step most often discovered on the day. Many Dubai towers require building management to clear a contractor before he is let upstairs, sometimes a day ahead. Ask your building what it needs when you agree the job rather than when the technician is at the barrier.
Is a maintenance contract worth it?
Price it against what you actually spent last year rather than against the worst case. Contracts earn their money on several units and scheduled visits; for one split unit in an apartment, two call-outs a year is often cheaper. Ask what is excluded — gas and major parts frequently are.
