How much does a cleaner cost in New York?

New York move-out cleaning is priced against a walkthrough with a security deposit attached, and state law puts a clock on the landlord to itemise deductions. Photographs of an empty, clean apartment on handover day are worth more than the receipt.

Regular cleaning and move-out cleaning are sold as if they were the same product and they are not. One is judged by you and priced by the hour. The other is judged by a landlord or a property manager against a checklist, priced by the property, and is the one with your deposit attached to it.

What moves the price in New York

The top of every national range, and then some. New York and the California metros are where handyman rates run $80–125 an hour against a national average nearer $75, and where electricians reach $140–200. Travel and parking are a real cost here in a way they are not in a driving city.

The building is the gatekeeper. Co-ops and condos routinely require a certificate of insurance naming the building and the managing agent before a contractor is let in, service elevators are booked in slots, and weekend work is often banned outright. Ask the managing agent for their insurance requirements before you book anyone — a pro without the right COI does not get past the front desk.

When the job needs a licensed contractor

NYC DCWP — New York City Department of Consumer and Worker Protection. Home improvement work on a residential property costing more than $200 requires a Home Improvement Contractor licence, and the threshold is per contract rather than per task — splitting a $400 job across two $200 invoices does not exempt anyone. The licence covers the five boroughs. It does not cover plumbing, electrical or gas work, each of which carries its own trade licence.

Homes and access in New York

Pre-war walk-ups, post-war co-ops and new rentals, most of them small and most of them managed by somebody who is not the person living there. Fixtures are old, access is narrow, and a surprising share of jobs are constrained by what the building will allow rather than by what the work needs.

Will a move-out clean get my security deposit back?

It removes the most common reason for a deduction, which is not the same as a guarantee — a deposit also covers damage and unpaid rent, and cleaning touches neither. Most states require the landlord to give you an itemised list of deductions within a set number of days; photograph the unit empty and clean on the day you hand over the keys, and keep the move-in condition report if you were given one.

What is the difference between a deep clean and a move-out clean?

Who is judging it. A deep clean stops when the place feels right to you. A move-out clean goes after the specific things an inspection looks at — inside the oven and refrigerator, window and door tracks, baseboards, blinds, vent covers, marks on the walls — whether or not you would have noticed them.

Should I book it before or after I move out?

After, with the unit empty, and before the final walkthrough. A clean done around furniture is not a move-out clean, and one booked after the walkthrough is too late to be worth anything.

Hourly or a flat price?

A flat price is the provider's bet on how long your place takes, made after cleaning a hundred like it, and it usually wins if your unit is in ordinary condition. Hourly is the honest way to buy it if the place is unusual in either direction — and ask how many cleaners are coming, because per-person-per-hour and per-hour are very different numbers.
